When selling this way makes sense

Most houses should be listed with an agent. This is for the ones where that doesn't fit.

  • Behind on the mortgageBefore a sheriff's sale, or after one while you still have time to sell.
  • An inherited houseFamily in different places, a house full of belongings, taxes coming due.
  • Property taxes piled upThe bill keeps growing and the county's deadline is getting closer.
  • Done being a landlordTenants, repairs, late rent. You can sell with the tenant in place.
  • It needs too much workMore repairs than you want to pay for before a sale.
  • You need a date you can count onA move, a divorce, a job. The closing date is yours to pick.

Questions people ask

Are you real estate agents?

No. We are buyers. SGG Home Solutions buys houses for its own account. We are not real estate agents or attorneys, and we do not list houses. If listing with an agent would clearly get you more and you have the time, we will tell you so.

How do you make money?

We agree on a price with you and sign a purchase agreement. Then we either close on it ourselves or assign the agreement to an investor we work with, who closes in our place. Our profit is the difference between the two prices. The price and the closing date in your agreement do not change.

What does it cost me?

Nothing to get an offer, and there is no commission. The offer sheet lists who pays which closing cost before you sign anything.

I am behind on payments. Is it too late?

Often it is not. In Michigan an owner usually still has time to sell, even after a sheriff's sale. The dates matter, so call early. We are not attorneys: for legal questions talk to one, and a HUD-approved housing counselor will talk to you for free.

Do I have to decide on the spot?

No. Take the offer sheet home. Show it to your family, your attorney, anyone you trust.

Will you put a sign in my yard or advertise my house?

No. We never advertise your house in public. Your neighbors find out when you tell them.

One number. In writing. You decide.

It starts with a short call about the house.
